What affects the cost of a boiler in 2026? More than most people expect, and it’s rarely just the boiler itself. The main things that affect the price
- Boiler type: a straightforward combi swap is usually cheaper than a system boiler install, mainly because of the extra cylinder and pipework involved.
- Property size and bathrooms: more bathrooms generally means a higher output boiler and, with a system boiler, a larger cylinder.
- Brand and warranty length: a 5-year guarantee model costs less upfront than a 10 or 12-year guarantee model from the same range.
- Controls and filters: smart thermostats and upgraded filters are optional extras on top of the base package.
- What you’re keeping or removing: taking out an old cylinder and tank, or routing a flue somewhere non-standard, adds time and cost.
- Access and location: a boiler tucked in an easy-to-reach kitchen cupboard is quicker to fit than one in a loft or an awkward space.
What does a combi boiler cost?
For a typical smaller home with one bathroom, replacing an existing combi with a new combi (a straightforward changeover, no cylinder to remove), current packages include:

All three include removal of your old boiler, a corrosion inhibitor, a condensate pipe, a system flush, a magnetic filter, a wireless thermostat and connection to your existing electrics. The main difference between them is the warranty length and the brand, not what’s actually being fitted.
What does a system boiler cost?
For homes with two or more bathrooms, or where you’re keeping a hot water cylinder, pricing runs higher, partly because of the cylinder itself and partly because system installs typically involve more pipework. For a typical 3-bed, 2-bathroom property, we’ve seen:
- Baxi 800 System 2 30kW, 10-year warranty, installed with a cylinder such as a Baxi cylinder or Megaflo Eco: upwards of £3,096 inc. VAT

What about regular (traditional) boilers?
Regular boilers, the kind that use both a cylinder and a loft tank, aren’t something we can price through our online tool. That’s because the cost depends heavily on the condition of your existing tank, cylinder and pipework, which varies a lot from property to property, especially in older homes.
